When to replace a sliding door
- The door is hard to slide, even after cleaning the track.
- Fog or moisture between the glass panes, which means the seal has failed.
- Drafts or water leaking at the bottom or sides.
- Damaged frames or bent tracks.
- Poor security, such as weak locks.
Frame materials
- Vinyl: affordable and insulates well.
- Aluminum: slim and strong, but conducts heat more unless it has a thermal break.
- Wood and clad wood: warm look inside with weather protection outside.
- Fiberglass: strong, stable and energy-efficient.
Glass and energy features
Look for double-pane glass with a low-E coating. Some doors use gas fill between panes. Tempered or laminated glass adds safety.
Alternatives
- Repair: new rollers, track repair or new weatherstripping can solve many problems at a lower cost.
- French or hinged patio doors: a different look and swing, but they need space to open.
- Multi-panel doors: wider openings for a larger view.
What affects the price
- Door size and number of panels.
- Frame material and glass options.
- Removing the old door and repairing the opening.
- Interior and exterior trim.
- Built-in blinds.
Questions to ask
- Can my current door be repaired instead?
- What are the energy ratings on the new door?
- Is trim and finishing included?
In Texas
Sliding doors facing south or west take a lot of Texas sun. Low-E glass made for hot climates can reduce heat gain and fading of floors and furniture near the door.
Replace the door or just the parts?
Not every problem with a sliding door means replacing it. Common repairs include:
- Rollers. A door that is hard to slide often has worn or dirty rollers, which can be replaced or adjusted.
- Track. A bent or dirty track can be cleaned or repaired.
- Weatherstripping. Worn seals cause drafts and can be replaced.
- Locks and handles. These can be replaced on many doors.
- Glass. Broken glass or a failed seal can sometimes be replaced without replacing the whole door.
If the frame is damaged, rotted or bent, or the door is very old and inefficient, replacing it usually makes more sense.
Signs of a failed glass seal
Double-pane glass has a sealed space between the panes, often filled with gas for insulation. If the seal fails, moisture gets in and causes fog or condensation between the panes that cannot be wiped off. The glass loses much of its insulating value. Replacing the insulated glass unit fixes it.
Alternatives to a sliding door
French doors swing open and give a wider opening, but need clearance to swing.
Folding or multi-slide doors open a wide section of wall to the outdoors. They cost much more and need structural support.
Patio doors with built-in blinds keep blinds between the panes, protected from dust and damage.
Installation process
The installer removes the old door panels and frame, checks the opening for rot and level, installs flashing and a sill pan to direct water out, sets the new frame, shims and fastens it, installs the panels and adjusts the rollers. The door is sealed and the trim is replaced. A sill pan is important, because water leaks at the bottom of sliding doors are common.
Security
Older sliding doors can be easy to lift off their tracks. New doors often have better locks, anti-lift features and tougher glass. A security bar in the track adds protection.
More on glass options
Low-E coatings, double or triple panes and gas fills improve insulation. Tempered or laminated safety glass is required for doors. In sunny climates, a low solar heat gain coating helps keep rooms cooler.
Maintaining a sliding door
Vacuum the track regularly, since dirt and grit wear out rollers and make the door hard to slide. Wipe the track with a damp cloth and use a dry silicone lubricant rather than oil, which attracts dirt. Check the weatherstripping each year and replace it if it is torn or flattened. Keep the weep holes at the bottom of the frame clear so water can drain out. If the door starts to drag, adjusting the rollers with the screws at the bottom of the panel often fixes it before parts wear out. Clean the glass with a mild cleaner.
